A new homeowner has just spent everything they have on the deposit, is mentally budgeting for a sofa, and is not thinking about any of the four below. All four are cheap, all four are backed by specific federal guidance, and none of them will be bought in year one unless somebody gives them.

A radon test kit

Radon is the one hazard a home inspection frequently skips and no occupant can detect unaided. The Environmental Protection Agency urges Americans to test their homes to find out how much radon they might be breathing, and sets its action level at 4 pCi/L — the point at which it recommends taking action to reduce the level. The EPA describes radon as the number one cause of lung cancer among non-smokers, and the second leading cause overall, estimating roughly 21,000 lung cancer deaths a year in the United States.

A test kit costs less than a bottle of wine. It is a strange thing to wrap, and it is the most valuable item on this page for anyone who has just moved into a house they have never tested.

Smoke alarms, enough for the whole house

Almost every house changes hands with alarms of unknown age, and alarms expire. The U.S. Fire Administration’s guidance is to put smoke alarms inside and outside each bedroom and sleeping area, to put alarms on every level of the home, to test the alarm monthly, and to replace the entire smoke alarm every 10 years.

That last instruction is the one that makes this a gift. The new owner has no idea how old the units on their ceilings are, and a boxed set of sealed alarms with the install date written on each one in marker solves a problem they have not noticed yet.

Carbon monoxide alarms

The Consumer Product Safety Commission calls carbon monoxide the Invisible Killer, describing it as a colorless, odorless, poisonous gas. Its advice is to install battery-operated CO alarms, or CO alarms with battery backup, on every level of the home and outside sleeping areas, and to check the batteries regularly.

Anyone inheriting an unfamiliar boiler, furnace, gas fire, wood burner or attached garage is exactly the person this applies to, and they have inherited all of it at once.

A lead-paint check, if the house predates 1978

This one matters specifically for new owners planning to strip, sand or renovate. The EPA states that homes built before 1978 may have lead-based paint, and that approximately three-quarters of homes in the United States built before 1978 still contain some lead-based paint. Its advice for work on such a home is direct: hire a lead-safe certified contractor trained in lead-safe work practices, and the agency publishes a locator tool for finding one.

If the gift recipient has just bought an older house and is about to start sanding woodwork, the useful present is not a sander. It is the testing, and the name of a certified contractor.

Item

What the guidance says

Source

Radon test kit

Test your home; action level is 4 pCi/L

EPA

Smoke alarms

Inside and outside each sleeping area, every level, test monthly, replace the whole alarm every 10 years

U.S. Fire Administration

CO alarms

Every level of the home and outside sleeping areas; check batteries regularly

CPSC

Lead-paint caution

Homes built before 1978 may have lead-based paint; hire a lead-safe certified contractor for work

EPA

Write the date on the alarm before you wrap it

The ten-year replacement clock is useless if nobody knows when it started. Take a marker, write the month and year on the back of every smoke and CO alarm you give, and put a note in the box saying where each one should go. It turns a generic safety product into something the recipient can actually manage for the next decade.

Matching the gift to how long they have been in

The same gift lands differently depending on which month of ownership they are in.

How long they have owned it

What helps

What to avoid

Not moved in yet

Deep clean, rekeying, dinner on the first night, basic tools

Anything bulky they will have to move twice

First month

Stepladder, blinds, towels, extension leads, alarms

Art, cushions, anything colour-matched

Three to six months

Cookware, plants, a service for a job they are dreading

Duplicates of things they have now bought

First full year done

Garden, outdoor furniture, a framed print of the house

Starter-kit items they already own

For wider lists, our guide to the 50 best Christmas gifts for everyone on your list covers every other recipient, Christmas gifts under $25, $50 and $100 sorts ideas by budget, and Christmas gifts for Mom, Dad, husband and wife handles the four hardest people to buy for.

Frequently asked questions

{"@context":"https://schema.org","@type":"FAQPage","@id":"https://ypages.us/blog/christmas-gifts-for-new-homeowners/","mainEntity":[{"@type":"Question","name":"What is the most useful gift for a new homeowner?","acceptedAnswer":{"@type":"Answer","text":"Something that removes a trip to a hardware shop in the first forty-eight hours, or a service they were dreading.
